San Francisco’s real estate activity saw a strong October, with the highest sales in years and far fewer price reductions. Many homes sold over list price (80% of house sales and 44% of condos), reflecting solid buyer demand against a limited supply of listings.
While the market typically slows from mid-November to mid-January, this year may buck that trend. Still, mid-winter often remains the best time for buyers to negotiate on homes that didn't move earlier in the season.

Strict limits on rent increases under the 2019 laws in New York City have left an estimated 50,000 apartments vacant across the city. Because the restrictions on what landlords can charge for these apartments often don’t even cover the costs of maintaining them, they become ghosts. (Free Press)

Just 21% of buyers were first-timers in the 12 months ending June 2025, only about half the long-time average share of 38% in records going back to 1981. Meanwhile, the average age of the first-time buyer rose once again, to 40. All cash buyers rose to 26% (but this does not factor in those who buy cash and refinance within 30 days after, thereby securing financing AND the ability to deduct all interest costs). Most repeat buyers - 52% - are aged 55-74 years old. Among all home buyers, 61% are married couples, 21% are single women, and 9% are single men.
