If this is my first note landing in your inbox in a while, it is because the year has taken off at full speed, both in my personal life and in the San Francisco real estate market.
San Francisco is starting the year with renewed energy.
Major events like Super Bowl LX and Red Bull's F1 Showcase have brought fresh buzz to the city, and we are seeing encouraging signs of a broader revival, from the reopening of beloved landmarks to the return of retail favorites- more on those below.
The housing market has been active as well, with limited inventory and strong competition among buyers across many neighborhoods. Well-prepared homes are moving quickly and selling for well over asking. A recent home in Eureka Valley closed for more than $2M above list price 🤯
On the home front, we also had a major and very cute life update. I officially became a new dog mom to Curtis, our Black Mouth Cur mix puppy, whom we adopted earlier this month. After losing our sweet Mick last year, Curtis has brought a lot of joy, energy, and puppy snuggles back into our home.

February is ushering in what already feels like an early spring market in San Francisco. While national home price appreciation is stuttering to a halt and many regions are seeing price declines, San Francisco's median home sales price continues to surge higher, a dynamic we expect to continue in 2026.
Very fast sales and competitive bidding wars between buyers have become the norm. Although the city's single family housing market has been experiencing the lowest supply and highest demand, even the anemic SOMA market has rebounded, with high rise condos finally selling. Just last week, my new listing at 199 New Montgomery Street received four offers after only two days.
With interest rates at multi year lows, stock markets still hovering near historic highs, and local startup valuations climbing, buyer confidence in San Francisco remains resilient, particularly among affluent purchasers who continue to drive much of the activity.

Shoji
Shoji was named the Bay Area’s best new bar of 2025, which makes my late discovery feel both justified and slightly embarrassing. It’s a café by day and a restaurant by night, with beautifully crafted drinks, standout matcha, and a serene, design-forward vibe. It also happens to be across the street from my latest listing. I can’t wait to revisit and try the cheesy Shoji burger and a matcha affogato.

The city just got a little more fabulous! The RealReal is reopening its Union Square flagship today, bringing authenticated Hermès, Chanel, and the thrill of the hunt back to Post Street. The Huntington Hotel
The Huntington Hotel is also back following a redesign by acclaimed designer Ken Fulk that honors its Georgian roots.
