Hello Friends,
Earlier this month, I attended the annual Compass retreat in Denver. It was an inspiring few days filled with fresh ideas, reconnecting with old friends, and meeting incredible agents from all over the country. These relationships continue to be such a valuable resource for my clients and sphere, whether you're moving across the state or across the country.
On a personal note, my partner Chris just retired after 30 years with the San Francisco Unified School District—a major milestone! He’s not quite sure what this next chapter will bring, but for now, he’s happily embracing the freedom to do… whatever he pleases. 😊

Despite broader economic volatility and a stock market dip in April that slowed much of the Bay Area real estate market in May, San Francisco bucked the trend with one of the region’s strongest performances. While other counties saw rising inventory, reduced buyer competition, and small year-over-year price drops, San Francisco saw rising median home prices, steady inventory, and increases in both contract activity and homes selling over asking. It’s important to note that many May sales were negotiated before a mid-month stock market rebound, meaning we may start to see improved momentum going forward. As always, shifting economic factors—like interest rates, consumer confidence, and global events—continue to shape local real estate differently by market.

You may have heard that Zillow is cracking down on “Coming Soon” listings, now banning any home labeled that way for more than 24 hours unless it’s on the MLS. While they claim it’s about fairness, it actually restricts a smart and widely used marketing strategy embraced by nearly all brokerages—including Compass. At Compass, we offer a thoughtful 3-phase launch: starting with Private Exclusive to quietly build early interest and test pricing, then moving to Coming Soon to create broader buzz before the full MLS debut. This staged approach helps sellers maximize exposure and momentum—on their own timeline and to test pricing without visible price drops or accumulated days on market. Zillow’s new policy risks taking those strategic tools away. However, without our listings, Zillow has nothing to sell back to us- buyer leads for OUR listings. 😉

A new immersive entertainment complex is underway, featuring glowing geodesic domes that some are calling San Francisco’s answer to the Las Vegas Sphere (but with better fog). Rikki’s, San Francisco’s first women’s sports bar, just opened in the Castro, offering 14 TVs tuned to WNBA, NWSL, collegiate games, and more, all in a cozy, queer-owned space named after activist Rikki Streicher.
It’s the perfect complement to SF’s new Golden State Valkyries WNBA team-along with Bay FC- proving that women’s sports aren’t just here to stay, they’re all the rage.
