I hope this finds you well! Last month the market was feeling a lot like 2021. Homes were receiving multiple offers, prices were getting closer to previous year's peaks and interest rates were slipping down with the thought of further cuts on the horizon. A lot can change in a month!
The stock market has dipped, the fight against curbing inflation seems to have hit a setback, and our market, which was feeling like it was about to take off, has fizzled a bit. I do think this is temporary and we are sitting at a plateau with that same pent up demand and lack of good inventory going to keep our market strong for sellers for the foreseeable future. Condos and multiple-family properties are still a tougher sell, but the number of single family homes are fewer than the buyers out there. Good homes are still selling high.
We still have a month and a half left of our spring market, and we do anticipate more homes coming,
but this overall lack of quality product has kept prices from dropping significantly.

The proposed settlement would require that every buyer represented by an NAR-affiliated agent sign a Buyer Representation Agreement outlining the relationship between the buyer and broker before touring a property, something that is already required in many states, and that I have personally been using for a few years.

After eight years as a roving pop-up, chef Andrew McCormack settles his brunch destination into the NoPa neighborhood.
The menu highlights a range of familiar morning fare — think crunchy on the outside, airy on the inside bagels; eggs Benedict smothered in brown butter hollandaise; and challah French toast with an irresistibly custardy interior. But the thing that sets this breakfast destination apart? Most everything from the ham to the English muffins is made in-house and, under $20 bucks.
Now that's worth getting out of bed for.

Head to Duboce Park tomorrow from 11AM – 4PM for
DogFest, a celebration of dogs, families, community, and spring in San Francisco.
It’s also a charitable event that raises funds for McKinley Elementary.
The park fills with carnival-style games staffed by McKinley students, while at the top end, jumping castles keep the little ones busy. Dogs are the star of the event, of course, with a daylong show and contest.
Food trucks ensure that everyone is well fed, while the book fair, merchant stalls, and the doggie adoption zone provide wonderful ways to support the community.
